Rip Kai is situated on two acres of elevated sand. It provides guests with breathtaking panoramic oceanfront views. World-class snorkeling is just steps from the villa. You can also enjoy long strolls along the pristine beach. A mere 5-minute drive west will take you to the exclusive Rum Point Club and The Kaibo. Here you can enjoy exceptional dining and entertainment.

Rip Kai was purposefully designed with large, extended families in mind. It is also ideal for those celebrating milestone events. The villa offers luxury, privacy and technology. These were the primary considerations in design of this exceptional estate.

The privacy of the guests is very important. Rip Kai offers 5 Great House Suites and 2 detached Veranda Suites. There is also a separate 2-bedroom Guest house with living areas and a kitchenette. An elevator in the Great House is available to assist with luggage. This ensures all guests can enjoy every aspect of the property.

At Rip Kai, you'll find over 8,000 square feet of great room-to-pool deck entertaining space. This is all conveniently located on the ground floor. The chef's kitchen and butler's pantry are equipped with additional fridges. They also provide storage, caterer's entry and prep spaces. No detail is overlooked.

For entertainment, the media room offers a large-screen television and a SONOS audio system. It seats 10-14 guests comfortably.

Dual indoor dining tables seat 16. There's also a breakfast bar for 6.

Throughout the estate, you'll find a whole-house audio and video system. Each television is connected to a network of streaming platforms. Plus, pop-up dual TVs in the living areas offer a unique viewing experience.

Stay connected with fiber internet. There are multiple access points indoors and outside. A dedicated piano bar is perfect for intimate cocktails and live piano performances. The wraparound veranda provides additional event space. There is easy pool access and full-day shade. The beach volleyball court doubles as a tent location for private events.

For some outdoor fun, head to our games pavilion on the pool deck. Here you'll find a ping pong table, dartboard, and a full bathroom with a shower. Numerous pergolas surround the pool deck. These offer shade. A tiered beach sundeck accommodates 12 chaises above the sand.

A large outdoor entertainment pavilion features a fully equipped kitchen. This has a grill, 2 Smart TVs, a bar, and a spacious dining area.

There are multiple palm trees for beach shade. Beach loungers overlook the reef-protected waters. Relaxation is simply a part of daily life at Rip Kai Villa.

The oceanfront second-floor balcony connects all 3 oceanfront suites. This is a great space to unwind and take in the beauty of the Caribbean.

Families with children will appreciate the dedicated play area. This comes complete with a swing set, slide, and a roofed play fort.

There is a grand staircase with vaulted ceilings. There is also a coffee and beverage station in the 2nd-floor lounge. This adds to the charm and convenience of Rip Kai.

Bunk Suite: Upper-level, 2 sets of full-over-full bunk beds and ocean view. Walk-out access to a private balcony. Vaulted ceilings, SmartTV and ensuite. Double vanity, shower and bath. 8 small children, 4 large children, or 2 Adults.

Twin Suite: Upper-level, 2 twin beds and ocean view. Walk-out access to a private balcony. Vaulted ceilings, SmartTV, ensuite with double vanity, and walk-in shower. Twin beds can be fitted into a king upon request.

Veranda Suites (sleeps 4 adults max)

West Veranda Suite: King bed, private entry, tall ceilings. Walk-out access to pool and beachfront under the west veranda. Smart TV, ensuite with double vanity and tiled shower.

East Veranda Suite: King bed, private entry, tall ceilings. Walk-out access to pool and beachfront under the east veranda. Smart TV, ensuite with double vanity, tiled shower.

Guest Cottage (sleeps 6 guests total, 4 adults max)
